Good questions, there are some factors to take into consideration with this one. Lets look at both sides, what is the price difference between the 2? Are they located in the same area? What is your taste? Are the prices negotiable? What are the real estate taxes?
Lets say you are looking at the same exact home, but one has a bunch of upgrades and the other is straight up standard which is $30,000 less. You maybe thinking, "I'll get the standard home and put in my own upgrades, the way I want it." Most people think this way. That's a great idea, but do you really think you will have the time, energy and capital to make that happen? In reality, you will end up doing nothing or just some very basic things, whether it's do to money constraints or just everyday run of the mill erin. I still have boxes and boxes of things that are sitting in a room waiting to be unpacked. Take that into consideration, if you go with the cheaper home, you'll have to put out the money up front, where the upgraded home, would be built into the mortgage. How much extra is $30,000 over 30 years? Perhaps that question would help you make your decision. But what if you could negotiate the price of the upgraded home down to close to the other? It maybe worth taking that home. If at the end of the day, your budget says take the cheaper one, them by all means, take the cheaper one! Don't let anyone talk you into anything more. Because at the end, you have to live with burden of making the payments. One other thing to keep in mind are the real estate taxes, don't forget them! They can make you or break you. What if the cheaper home has higher taxes then the upgraded home? There may not be a difference in the monthly payments. Think about it and make sure to create a spreadsheet with your mortgage, taxes and monthly bills.
